Zodiac Court

Zodiac will transform a worn-out concrete, ‘utopian’ 1960s complex in the Broad Green area of West Croydon into c.250 thoughtfully designed and truly planet-responsible homes, grounded in an existing community.  The redevelopment of this highly visible, long-vacant, collection of modernist buildings, made famous by the cult TV sitcom 'Peep Show', covers two acres of West Croydon.  It will be transformational for the local area, defining a centre for Broad Green with a new Common, along with community facilities.

The four-floor office element of Zodiac Court has been empty for 30+ years, and the residential tower was in need of significant restoration after years of neglect.  The negative impact on Broad Green of such a dominant building in disrepair has been pronounced - but the fundamental qualities of Broad Green are strong - a thriving and well-serviced neighbourhood around West Croydon station.  The challenge has been to deliver a commercially viable development which provides for new and existing residents, community groups and business owners within this complex collection of buildings. Recognising the significant and positive regeneration impact this development will have, the government’s housing and regeneration agency Homes England is providing development finance for the project.

Avoiding the huge environmental impact of demolishing the existing buildings to deliver something brand-new, architects shedKM, have worked with us to upgrade the existing residential tower and expertly redesign the vacant office into 78 new homes, shops, a nursery, workshops, courtyards, and shared social spaces.  The regeneration will include the radical reimagining of a large derelict forecourt into a community garden, public pavilion, and a new café.

The second phase of Zodiac will see the reimagination of the adjacent former dancehall (and later Cinatra's nightclub) into a new mixed-use development.
