Wandsworth Gasworks
Wandsworth Gasworks is a multi-partner project, with Common working alongside historic landowner, and gas infrastructure giant, SGN and alternative investment firm Mitheridge. Together, we are transforming a hugely complex site in Wandsworth, southwest London, with an energising, revitalising new development. It’s an opportunity to build on the strength of the existing Wandsworth community, and open-up connections from the station, town, and river – making this long term closed-off site permeable and welcoming.
Wandsworth Gasworks is large-scale. It will offer 646 new homes across four buildings of mixed tenure, including senior living, market sale and affordable, c. 3,700 sqm workspace, ground floor commercial accommodation and residential amenities. We want to galvanize the area’s strong musical and cultural heritage – to ensure that the new development feels ‘of’ Wandsworth, and to enhance and bond the existing community with the new. We’ve been working closely with industry experts and made space in the masterplan for music industry needs, including rehearsal, performance and recording facilities. We want this new development to have soul (pun intended!) and ensure that local music-making continues to flourish.
We have included a new cinema as part of our plans – a permanent home for the much loved Backyard Cinema that has been part of the Wandsworth creative scene for some time, offering experiential, alternative movie experiences, enabling them to create even more visionary, immersive worlds for everyone to enjoy. The masterplan design is landscape led, re-greening and re-vitalising this underutilised, former industrial site. We will enhance the quantum and quality of public space, creating a linear park and completing the Wandle Trail with a new bridge, and improving the biodiversity value of this green corridor.
The development is just a five-minute stroll from Wandsworth Station. It is well connected by road and on a cycle superhighway, helping to provide all important connections and ease of transport. The architecture is inspired by the heritage of the gasholder structure that previously occupied the site, as well as the neighbouring RAM brewery.
We will be re-opening the railway arches – creating an active, inviting area of cafes, restaurants and shops. Everywhere in this animated environment will feel safe, buzzing, and alive.
